The crowd spilled out onto the street on a hot August morning.
Encouraged to stand in the shade, the crowd at 400 Maple St. obliged.
The people were there for the opening of the first CityGrove Townhome, what is planned to be one of many.
“This is just the first,” said John Gaudin of V3 Partners and one of the developers of the project. “When this is all done, we will have 57 more all through here.”
Gaudin put the project together as he looked for a residence in North Little Rock.
“I was just wanting something for me,” he said. “But when I saw this property, I knew that it could be something more, something with some density.”
CityGrove Townhomes is a development of the New Argenta Fund. Gaudin, along with Harold Tenenbaum, Paul Esterer, Greg Nabholz and Tracy Windham, own the fund. The real estate company is Solomon Partners, and Twin City Bank provided the financing.
“CityGrove is going to be an excellent addition to an already fabulous downtown area,” Esterer said, adding that it’s near Argenta’s entertainment and dining district.
Mayor Patrick Hays was there for the ribbon cutting, along with Pulaski County Judge Floyd G. “Buddy” Villines.
Hays praised the environmentally friendly design of the proposed units, which was in part due to the involvement of EcoIntegration, a sustainability consulting firm in Little Rock.
Chris Ladner of EcoIntegration spoke.
“This is something to be proud of,” he said. “A lot of work has gone into this.”
The development features six floor plans. The model home last week featured three levels; the first floor is covered parking, and the next two are residential.
Square footage is 1,389 to 1,565 feet. Prices range from $269,000 to $429,000, and appliances are furnished.
